How it works

Build the estimate from your own prices, plans and field measurements.

  1. Add job details. Choose a template or enter dimensions, prices, plans, photos, and measurements.

  2. Build the proposal. Use template prices and reviewed takeoff quantities in the proposal.

  3. Check and send. Check quantities, price, scope, and recipient before sharing the proposal.

  4. Keep the signed proposal handy. Keep the signed proposal, selections, estimate, and budget history with the project.

Add areas, measurements, photos, and work details, then review the quantities.

Quote from a floor plan

Build from a floor plan

Upload plans and review the estimate draft before using it.

Draft from a short description

Describe the work

Describe the job and review the itemized draft before sending.

Price the work

Choose how to price each estimate, then check the finish level.

Use template prices

Use your cost codes

Matches saved prices where it can; review any unmatched lines.

Enter a price per square foot

Your rate and area set the total, then the lines share it.

Market rate (HHM Intelligence estimate)

Review and adjust the suggested price for each line.

Enter a price per square foot
$ rate / sf x sqft = $total

Enter your own rate and area to see the math. The estimate distributes that exact total across its itemized lines.

Finish level

EssentialSignatureLuxury

Changes cabinets, countertops, appliances, interior finishes and exterior finishes. Structure, rough-ins, labor-only systems and permits keep their pricing.

With a $/sf price, the total stays exact; finish level changes its distribution. Finish multipliers can be tuned per company.

Create or update an estimate from this Takeoff

Move takeoff lines into an estimate. Choose an existing estimate or create a new draft.

Review before sending. Check the work, quantities, and prices.

Add to budget

Add takeoff items to the budget. Signed additions can be proposed as change orders.

When to order materials

Link each material to the scheduled task that needs it. The order date follows that task's start date, less supplier lead time and your buffer in calendar days.

Task start − supplier lead time − buffer = order date

If the linked scheduled task changes, the dates move. Your plan sets the order-by dates; you send the orders when you are ready.

See schedule-led ordering

Keep supplier prices with the estimate.

Upload a supplier price file, link material items to your cost codes once, and new estimates use the latest saved material cost. Each quote line shows its price source and update date, while sent and existing quotes keep the price saved with that quote.

Bring in your price file

Match the columns, review the price rows and save a file from your supplier. Re-upload the same item numbers when prices change to keep a dated price history.

Price the right unit

Link a supplier item to the matching cost code. Enter the supplier units needed for one cost-code unit when coverage differs, then review labor and markup before you send the estimate.

Review material changes

Choose the percentage that needs attention. PM records an alert when a supplier cost moves past that amount, so your team can review the change before the next quote.

Can I price by the square foot?

Yes. Enter a price per square foot multiplies your rate by square footage and scales itemized lines to that exact total.

Do takeoffs buy materials?

Your plan sets order-by dates from the linked schedule step, supplier lead time and buffer. You approve and place every order when you are ready.

Can clients decline one item?

Yes, an item or whole category.

Do I have to use templates?

Choose a template, field measurements and photos, a floor plan or a short description. Start blank is also available in Create estimate.

Is the signature legally binding?

Typed-name signatures are recorded with the proposal; check contract requirements with your attorney.
